Real Estate Website Portal
How SolGuruz Built an Australian Real Estate Portal for Property Dollar
Property Dollar had three operational walls that off-the-shelf platforms could not solve, a common challenge in modern real estate portal development.
Australia's dominant national listing marketplaces operate on standardized vendor models. Listing through them meant accepting their fee structures, workflows, and UX constraints, leaving little room for brand differentiation.
State-based real-estate compliance, including state real-estate agent licensing, listing authentication, and rental bond registration workflows, is built specifically for the regional regulatory environment.
Property Dollar needed direct buyer-seller communication inside the platform instead of fragmented lead-form-to-call-center experiences common in marketplace portals.

Project Overview
Property Dollar partnered with SolGuruz to build an Australia-focused real estate web portal designed to compete with platforms like realestate.com.au and Domain. The goal was to improve property discovery while introducing stronger differentiation through optimised UX, AR property viewing, and verified listings aligned with Australian state real-estate regulations (state agent licensing, listing authentication, and rental bond registration).
- SolGuruz delivered the consumer-facing real estate portal as part of a broader engagement that also included a separate Property Management Software.
- The portal focuses on property listings, buyer-seller interactions, and transaction initiation, while ensuring compliance and trust within the Australian real estate ecosystem.
- This case study walks through the portal's architecture, AR features, state-based compliance integration, development process, and competitive positioning in the 2026 real estate market.
What Is a Real Estate Portal?
A real estate portal is a web or mobile platform that connects buyers, sellers, agents, brokers, and renters in one marketplace.
It typically includes property listings with media (photos, videos, virtual tours), advanced search filters, map-based browsing, messaging, property visit scheduling, and tools like EMI calculators and analytics dashboards.
Modern portals also support AR property viewing, verified listings, fraud prevention systems, and compliance workflows such as state agent licensing, listing authentication, and rental bond registration in Australia. Many also offer optimised UX depending on the market.
Unlike global platforms like Zillow, Rightmove, realestate.com.au, or Domain, custom real estate portals are built around specific business workflows, compliance needs, and branding, rather than a one-size-fits-all marketplace model.
How Does a Real Estate Portal Work?
A real estate portal flow from property listing to closed transaction follows a six-stage architecture. Each stage is a distinct technical and compliance problem.
1
Property Listing & Verification
Property owners and agents submit listings via the CMS with media (photos, floor plans, video), full property details, and rights documents (Title Deed for sales, ownership proof for rentals). For Australian listings, every property requires a state-issued listing authentication code. The verification workflow validates broker licenses, document authenticity, and listing accuracy before publication.
2
Catalog Indexing & Map Integration
Approved listings are geocoded against Australian suburbs (Sydney CBD, Bondi, Surry Hills, North Sydney, South Yarra, Brisbane CBD, etc.). Listings are indexed for search across price range, bedrooms, amenities, and property type. Map integration plots listings with cluster handling for high-density areas.
3
Buyer Discovery
Buyers search the catalog using advanced filters and map-based browsing. Saved searches alert buyers when matching listings appear. AR property viewing lets buyers virtually walk through listings before scheduling in-person visits, reducing wasted site visits and accelerating decision-making.
4
Buyer-Seller Communication
In-platform chat connects buyers with property owners and agents directly. Scheduled property visits route through the platform calendar (in-person or online tour). Communication history is preserved for each property inquiry.
5
Transaction & Payment
Mortgage / EMI calculators integrate Australian bank rates. Rental payments and security deposits route through the integrated payment gateway with escrow handling. For sales, document exchange and AML compliance, routing maintain audit trail. rental bond registration handled for compliant rental contracts.
6
Owner Analytics & Insights
Property owners and agents access analytics dashboards: listing performance, view counts, lead conversion, message volume, and revenue tracking. Insights inform pricing adjustments, listing presentation, and portfolio decisions.
Work With a Real Estate Web Developer for Australian Platforms. compliance-ready real estate portals with AR viewing, listings, and optimised UX built around your workflow.
Problem & Client Requirements
The biggest design challenge was serving two distinct user roles, property buyer and property seller (owner/agent) in a single platform without compromising either experience.
Dual User Experience
Buyers need fast property discovery, comparison, and virtual viewing. Sellers need streamlined listing creation, lead tracking, and revenue analytics. A single generic interface fails both audiences.
State Compliance Complexity
Every listing requires listing authentication codes. Every rental requires rental bond registration. Sales require Title Deed validation. Brokers require state real-estate agent license validation. AML compliance applies to high-value property transactions. Compliance had to be baked into architecture, not bolted on post-launch.
Localised UX Requirements
The Australian market needs Currency placement, date formatting, and address conventions follow Australian standards. Layout and component library decisions were made to match local user expectations from day one rather than retrofitted later.
Project Needs & Challenges
One of our property owner clients' major needs was to enhance their properties' visibility for both selling and renting purposes.
Data integration from various sources, including real estate agents, brokers, and property owners, was a tedious task and challenge we were ready to face while developing the portal.
We wanted to design an upgraded UI that can be a win-win for property owners and seekers.
All the property owners shared highly confidential details with us; hence, data safety and protection was one of our biggest challenges.
There are numerous online portals in the real estate industry, so we were trying to be better and smarter by giving cutting-edge competition to them.

How SolGuruz Handled Australian Real-Estate Compliance
Australian real estate operates under one of the most regulated property markets globally. The Property Dollar build was architected against five overlapping compliance layers, each baked into the platform from Sprint.
1
State Agent License Verification
State real-estate licensing authority broker license validation at agent onboarding. Only verified brokers with active state real-estate agent licenses can list properties on the platform. License records stored encrypted with renewal alerts.
2
Listing Authentication
Every property listing requires a listing authentication code from the state's land services department. The platform requires listing authentication input at listing creation and validates the format before approval. Listings without valid permits are blocked from publication.
3
Rental Bond Registration
All Australian rental contracts must register with the state rental bond board. The platform integrates rental bond registration into the rental contract workflow so registered tenancy contracts are produced automatically at deal close.
4
Title Deed Validation
Property sales listings require Title Deed validation. The platform verifies Title Deed authenticity at listing creation through document review and cross-checks against state land registry records.
5
AML for High-Value Transactions
Anti-Money Laundering compliance applies to high-value Australian property transactions. The platform captures source-of-funds documentation, screens against sanctions lists, and produces audit-ready transaction trails for regulator review.
6
Augmented Reality Property Viewing
The Property Dollar AR implementation supports virtual property walkthrough on supported devices, letting buyers explore listings from their browser or phone before scheduling in-person visits.
SolGuruz is ISO 27001:2022 and ISO 9001:2015 certified, with security practices audited against both standards every year meeting or exceeding the security posture expected for platforms handling property documents, KYC data, and high-value financial transactions.
From verified listings to optimised UX and AR property tours, SolGuruz builds real estate portals designed for modern Australian buyers and agents.

Security Practices Implemented
Data is encrypted in transit and at rest. Authentication uses OAuth 2.0 with role-based permissions. Infrastructure is secured with AWS firewalls, multi-factor authentication, and source code obfuscation. Automated backups ensure disaster recovery. AML compliance and document security protect high-value transactions.
Data Encryption
Data is encrypted in transit (HTTPS with TLS 1.3) and at rest (full-disk encryption). Sensitive documents (Title Deeds, broker licenses, ID copies, payment credentials) use field-level encryption for additional protection.
OAuth 2.0
OAuth 2.0 authentication with scope-based permissions prevents unauthorized access across buyer, seller, agent, and admin roles. Role-specific tokens ensure users can only access their own data and scope-appropriate features.
AWS Firewall
Firewalls configured on AWS instances and databases with allow-listed inbound access. Essential ports only. Admin access requires multi-factor authentication and role-based permissions.
Source Code Obfuscation
Source code obfuscation applied to release builds, making distributed assets difficult to reverse-engineer. Sensitive keys (RERA API tokens, payment credentials) stored in AWS Secrets Manager and never exposed client-side.
Automated Backup and Rollback
Cloud instances take scheduled backups at regular intervals. Rollback to a specific version is automated, critical in real estate portals where deployment issues can impact live listings, buyer inquiries, and transaction workflows.
AML & Document Security
AML compliance for high-value transactions includes source-of-funds capture, sanctions screening, and audit-ready transaction trails. Title Deed and broker license documents stored encrypted with retention aligned to UAE regulatory requirements.
