A PropTech startup came to SolGuruz with a clear goal: open premium real estate to everyday investors by making fractional ownership feel simple, transparent, and safe enough for a first-time investor. SolGuruz delivered the complete platform in 6-8 weeks.
The build spans a mobile investor app (iOS and Android), a property manager app, and an admin dashboard, tied together by SPV-based ownership structures, a built-in secondary marketplace, and cross-border payment integration. Investors can buy a fraction of a property, earn rental income each month or quarter, and trade their holdings after a 90-day lock-in. What We Set Out to Build
SolGuruz built FractionAcre so an everyday investor can buy a share of a premium property, earn rent from it, and sell that share later, all from a phone.
Fractional real estate splits one property into smaller ownership units. Instead of six figures for a whole asset, an investor holds a fraction. FractionAcre pushed that entry point down to a single fraction.
The brief wasn't to explain fractional ownership. It was to make it feel obvious, so a first-time investor understands what they're buying, what it earns, and how to exit, without reading a prospectus.

Why the Client Chose This Model
The client was building for people who wanted real estate exposure without a mortgage, a lawyer, or a six-figure check, and for the operators and firms who wanted to offer them that access.

The Problem
Before building FractionAcre, SolGuruz studied the fractional real estate platforms already on the market. Four problems came up again and again, and each one shaped a decision in the build.
High minimum investment requirements
Most platforms still expect sizable commitments, which immediately shuts out everyday retail investors who want to start small. The very audience fractional ownership is supposed to serve gets priced out at the door.
Liquidity challenges
Real estate is still difficult to exit. Selling a stake isn't always simple, and buyers aren't guaranteed when an investor wants to cash out. Money goes in easily and gets stuck, which is the objection that stops first-time investors from starting at all.
Limited transparency
Investors often can't tell whether a fractional deal is actually worth it. The doubt comes from scattered details, numbers without context, and documents that are hard to read without help.
Compliance friction
KYC, AML, and ownership verification are essential, but on most platforms the process feels heavy and confusing, and that's where new investors abandon sign-up. Verification is the step that protects the platform and the investor. Done badly, it's also the step that kills conversions before the first investment.

How We Structured Ownership: SPV and Real Estate Tokenization
SolGuruz built FractionAcre on an SPV-based ownership model, the structure that gives each investor a legally clear stake in the property. Here is why that fit, and how we approach tokenized models when a project needs one.
Why SPV-based ownership for FractionAcre
An SPV (special purpose vehicle) is a separate legal entity that holds one property, and investors own shares in it, so each fraction is a real, documented stake rather than an informal IOU.
That structure answered the transparency problem head-on. Each fraction maps to a defined equity position, the ownership breakdown shows on every property listing, and an investor can see exactly what they hold before committing a cent. It is also a well-understood model for fractional real estate, which kept the platform straightforward for a first-time investor and for the operators running it.

Real estate tokenization represents each ownership unit as a digital token on a blockchain, and it can speed up settlement, support cross-border participation, and make a secondary market easier to operate. Our blockchain for real estate work covers tokenized real estate structures, property tokenization, ownership-token verification, and smart-contract logic alongside traditional SPV models. For FractionAcre, an SPV model fit the client's goal; for a real estate tokenization platform, we architect against the regulatory framework the client operates under. Tokenized real-world assets are one of the fastest-moving areas in PropTech, and the SPV architecture behind FractionAcre gives a client a clear path to add a tokenization layer as their market and regulations allow.
